Kwasa Damansara - Phase 1 (future development)

In 2013, the Malaysian state pension fund Employees' Provident Fund (EPF) wholly-owned unit Kwasa Land Sdn Bhd has confirmed that it holds the land title to the 943ha (2,330 acres) that was once part of the Rubber Research Institute of Malaysia (RRIM) in Sungai Buloh belonging to the Malaysian Rubber Board. Kwasa Land is the master developer of the proposed Kwasa Damansara township project on that land. The project would have a development period spanning 10 to 15 years and would be transformed into a township with a mix of residential, commercial, recreational and educational properties, infrastructure and public amenities for an expected population of 150,000. It will also incorporate an integrated transportation system that links the township via two stations of the MRT Line to the rest of Greater Kuala Lumpur. A 7.5km green park of 160 acres will also be among the highlights of this new development.


The EPF has called for tenders to develop the first phase of the township in February 2014. For the bumiputera sale allocation, the first two successful bidders were TRC Synergy Bhd and Pink Corner Sdn Bhd with land sizes of 0.695ha and 1.73ha respectively. The first three developments that will take place fall under the jurisdiction of the Shah Alam City Council (MBSA). The township will be developed into eight precincts, accumulatively worth more than RM50 billion as per 2014 estimates. The first phase will be developed into a modern state-of-the-art town centre and transport hub. The town centre will be made up of 70% commercial components while the remaining 30% is residential.

Fraser & Neave Holdings Bhd (F&N) will redevelop its existing factory in Petaling Jaya that has been housing its dairy manufacturing plant since 1959 into a new shopping, commercial and residential precinct containing inter-generational homes. F&N has roped in a prominent developer Singapore-affiliated Frasers Centrepoint Limited to jointly develop the said project. Total gross development value (GDV) is expected to be at least RM1.65 billion. The first phase of this project may begin in Q1 2014, as soon as F&N's existing manufacturing plant in Section 13 is demolished after relocation to Pulau Indah, Port Klang. The masterplan entailed three blocks of 32-storey serviced apartments, one block of 30-storey SoHo, two blocks of 23- and 19-storey office towers, one block of 16-storey hotel and a retail podium.



Paramount's Section 13 Mixed Development (future development)

Paramount Corporation Bhd will redevelop its Section 13 temporary branch campus of KDU University College (School of Business and Law) into a mixed development of SoFo suites, flexible offices and retail shops. The Group is currently converting the land title from industrial to commercial purposes. Latitud3, Jalan Universiti

High end. Individualistic. Boutique developer Urban Hallmark Properties has launched its second project, a 25-storey serviced residence called Latitud3. Located along Lorong University A, off Jalan Universiti in Petaling Jaya, Latitud3 comprises only 96 units of partially furnished residential studios and suites, with built-ups ranging from 653 to 853 sq ft. Datum Sports City (Redevelopment of PKNS Sports Complex) (proposed)

State government agency PKNS has called for international proposals to jointly redevelop its 18.65-acre sports complex and football field site in Kelana Jaya. Initially the field was earmarked for the development of five 35-storey apartment blocks but residents wanted the field retained as a green lung. In January 2011, PKNS entered into a joint venture with Melati Ehsan Holdings Bhd's unit for a RM1.62 billion development entailed two blocks of service apartments, one block of SoHo, one sports complex, two office towers, a shopping mall, a hotel tower and a performing arts centre. The proposal aims to combine commercial, home, recreational, sports, wellness and green technology elements to form a vibrant, human interactive urban neighbourhood.



Datum In-City @ PJ West (proposed)
