- INTRODUCTION -
Located right in the heart of Southeast Asia, Kuala Lumpur or commonly known as KL, is the capital and the largest city of the Federation of Malaysia.

The city began sometime around the late 18th century as a small mining boomtown created by the Industrial Revolution's hunger for raw materials. At that time, KL was home to the world's largest reserve of tin.

Today, KL is one of Asia's most dynamic and popular city destination for business and leisure. The modern and cosmopolitan city, like the country Malaysia, is a melting pot of different cultures and religions of Asia cohabitating in perfect harmony. In short, Kuala Lumpur is an endearing contradiction, from its charming colonial buildings to traditional pre-war shophouses to Western-styled malls, hotels and offices.

Most international visitors regard Kuala Lumpur for its quirky architecture, cheap shopping and ultra-cheap dining. It is no wonder KL is one of Asia's most affordable city to live, work, shop and play.

Despite the relocation of the federal government administration to Putrajaya, KL had remained as the economic and business centre of Malaysia. Massive infrastructure developments in the city and surrounding areas have further reinforced the economic significance of the city.

As a result, KL has seen an enormous amount of commercial, residential and hospitality developments over the last two decades. As development land become more scarce, and amid the leafy surroundings, the rising demand for offices and apartments in the form of highrises would constantly redefined KL's majestic skyline.
REAL ESTATE ECONOMY
According to most observers, the Kuala Lumpur real estate market experienced a gradual improvement in late 2010 and throughout 2011, and then is expected to experience a stabilisation period from 2012 onwards. This is in line with the recovery and expansionary momentum in Asia to be led by major economic powerhouse neighbors China, India and Indonesia; a gradual economic recovery in the US and other major developed markets; and increasing foreign direct investments in the Southeast Asian region.

In 2012, fears of inflation or the rising living costs and lacklustre commercial demand, competitive rental rates and a surplus supply condition, particularly in the office segment in selected areas, could potentially reduce the number of new offerings in the market after reaching new highs in the 2010/2011 period.
However, factors such as the increasing construction costs thus explaining higher prices for newly launched real estate, continued urban population growth, introduction of investor-friendly policies particularly the liberalisation of Malaysia's services subsectors, increasing high-quality or niche products and the limitation of land bank in strategic areas could potentially stimulate the rise of values of domestic properties in the years to come.
A GLOBAL CITY AND BEYOND...
Kuala Lumpur's real estate market will benefit from the continued liberalisation of the education, healthcare and financial services subsectors as well as new incentives being offered to attract foreign investments, particularly in retail and trading, business services and the oil and gas and energy-related industries. Additionally, several new measures undertaken by the Government with the purpose of transforming Malaysia into a high-income nation by 2020 is expected to fuel the real estate market, beginning as early as mid-2012.
Greater KL/Klang Valley has been identified as one of 12 National Key Economic Areas ("NKEA") under a comprehensive agenda called Economic Transformation Programme ("ETP"). Nine Greater KL entry point project ("EPP") objectives that have been identified are:
- (1) Attracting 100 of the world’s most dynamic transnational firms within priority sectors;
- (2) Attracting the right mix of internal and external highly-skilled talents;
- (3) Connecting to Singapore via a high speed rail system (HSR) in less than 2 hours;
- (4) Building an integrated urban mass rapid transit system (MRT) to achieve a 50% public transport modal share;
- (5) Revitalising the Klang River into a heritage and commercial centre, modelled after Seoul and Melbourne;
- (6) Greening Greater KL/KV to ensure every resident enjoys sufficient green space via an integrated park systems and rooftop greening, modelled after Vancouver;
- (7) Creating iconic places and attractions such as new heritage and cultural zones, art colonies and world-class tourism landmarks, including the 100-storey Warisan Merdeka;
- (8) Creating a comprehensive pedestrian network for entire KL city totalling 45km; and
- (9) Developing an efficient solid waste management ecosystem.

Under MRT 1, there will be 7 underground stations within downtown Kuala Lumpur providing seamless connections and a hassle-free travel experience to nearby plazas and walkways to the nearest shopping malls and tourist attractions.

2. River of Life Kuala Lumpur Rejuvenation & Redevelopments

According to a news report dated August 2011, AECOM, a US-based engineering and architectural firm, has been chosen to carry out a comprehensive riverside masterplan, that would involve 3 stages - River Cleaning, Beautification and Development. Among the highlights of the project are breathtaking walkways along the river bank, provisions for river activities, gardens and public recreational spaces, heritage preservations, tourist attractions and development of hospitality, commercial and residential components.
River cleaning works would be carried out in stages for the 110km stretch of the Klang and Gombak river basin. AECOM will plan for beautification and development of the 10.7km stretch of the river, which traverses the Malaysian capital from the northern area of Titiwangsa southwards to Brickfields. The global consultancy was picked after being one of the 5 finalists shortlisted for a competition earlier in 2011.

Four Seasons Place Kuala Lumpur (proposed)
Consisting of the 5-star Four Seasons, this development next to the Petronas Twin Towers is about to begin. The 65-storey hotel-cum-residences tower will be built by Singapore tycoon Ong Beng Seng, partnering Tan Sri Syed Yusof Tun Syed Nasir and the Sultan of Selangor, Sultan Sharafuddin Idris Shah. The popular Suria KLCC mall will also be expanded to the tower podium. When completed, it will be the tallest Four Seasons managed hotel and residences in the world. Talk is now rife that the project will see commencement in mid 2012.
The original plan before 2008 comprised of two towers: where the hotel tower was taller than the residential tower. The revised plan in 2009 comprised of a single 65-storey tower combining both hotel and residential elements. While the tower has a unique and distinct form, as designed by Pickard Chilton, the design has been coordinated to complement the neighbouring Petronas Twin Towers and to further define the Kuala Lumpur skyline for the coming century.
Petronas Tower 3 (Lot C KLCC/Carigali Tower) [completed]
Come end 2011, another 59-storey office tower will compliment the rapidly rising KLCC skyline. Petronas Carigali and/or some of its subsidiaries are expected to occupy Petronas Tower 2 and most of the current tenants in Tower 2 will move to Tower 3. Like the proposed Four Seasons, Tower 3 will include a 4-floor retail expansion ("Ramlee Extension") to the Suria KLCC shopping mall at the tower podium.

The Ramlee Extension was opened in July 2011. Shoppers can look forward to the first Armani Cafe in Malaysia within an enlarged Giorgio Armani store, international couture such as Chanel, Ermenegildo Zegna, Anya Hindmarch, Moschino and Balenciaga, and a flagship double-storey store by French jeweller Cartier; are some of the two dozen tenants at the Suria KLCC Ramlee Extension. The Cartier store hosts one of the first fine watch-making and bridal salons in Malaysia.

Lot 185, 167, 176 & 40 (Lot K) KLCC-Qatar Joint Venture Project (proposed)
KLCC Holdings and Qatar Diar Real Estate Investment Company, an investment arm of Qatar Investment Authority will embark on a multi-billion mixed commercial development next to the Petronas Twin Towers. The development comprising three or four towers of offices and world-class luxury hotels of between 35 and 77 storeys will once again become a new international landmark project designed by Cesar Pelli. The towers will sit on a four-storey podium that will be integrated with the present Suria KLCC mall.

KLCC's Eastern Gateway was designed as an iconic landmark that signifies a continuous flow of energy moving towards the centre of Kuala Lumpur. It is this energy that will create vibrancy in the heart of a splendid and colourful urban fabric.

Lot D1 KLCC (proposed)
Lot D1 is a 0.6ha plot of land adjacent to the Mandarin Oriental Hotel. Initially earmarked for service residences, Lot D1 is currently under-planning for a 'Grade A' office tower with top-notched facilities such as sky-bars and sky-restaurants. According to KLCC Holdings, firmer plans will likely be made known in 2012 after the completion of Lot C as more cash flow will be available for this development.
Lot 91 KLCC-Sapura Resources Joint Venture Project (proposed)
Part of the South Gateway KLCC Project, this is an undated, unconfirmed preliminary design for a 50-storey office building situated at an open carpark site next to the Kuala Lumpur Convention Centre. The project would have been the new DBKL Wawasan Tower or Kuala Lumpur City Hall headquarters, which has since been cancelled. Moving forward in July 2011, it was reported that Sapura Resources Bhd has agreed to build and develop a premium Grade A office tower, a convention centre or exhibition halls and a retail podium with KLCC (Holdings) Sdn Bhd at this location.
Lot J, J1 & P2 or The Tree of Life @ KLCC (proposed)
A subsequent development of The Binjai by KLCC Property Holdings Bhd, which will see either one large conceptual eco-friendly, green-responsive tower block of 45 storeys or three modern towers of 45 to 50 storeys overlooking the prestigious KLCC Twin Towers and the scenic Golden Triangle skyline.
Option 1 - proposed concept known as "Tree of Life @ KLCC"
The talented designer Koh Hau Yeow has come up with an exclusively green architectural wonder named "Tree of Life". The rich landscape at this location allows for an interactive space between an urban and a natural formation. His creative life tree design is proposed to utilize the flowing area from the park into the construct, thus developing an ecological habitat for the residents. The ecological landmark blossoms out with its entrenchment into the park, designed in a way to facilitate all movements and creating a seamless connection with the park using thoroughfares and plazas.

Platinum Park Kuala Lumpur

Platinum Park Kuala Lumpur is an integrated high-end residential and commercial development within the prestigious Kuala Lumpur City Centre locality. Besides being the largest integrated development in downtown KL, Platinum Park aims to bring another architectural milestone to KL, that will uniquely balance the nature with the community. It is developed by local automotive conglomerate NAZA Group, Platinum Park will consist of at least 7 majestic skyscrapers:
- NAZA Tower: a 50-storey headquarters for NAZA Group;
- an adjoining 38-storey tower that has been sold to Lembaga Tabung Haji;

- FELDA Tower: a 50-storey headquarters for FELDA Group of Companies, an agricultural and plantation conglomerate; [completing soon]

- a 350-room 5-star hotel-cum-business suites designed by Foster + Partners; and
- a "necklace" of niche retail outlets plus a 1.5 acre central landscaped park at the heart of Platinum Park.

- Platinum Residences at Platinum Park Kuala Lumpur, designed by Foster + Partners, will be the latest addition to the office towers currently being built at Platinum Park, Kuala Lumpur. For discerning individuals who value intimate luxury, authenticity and quality of life, Platinum Residences will be a lively and trendy home address in the heart of Kuala Lumpur.
Rising above 50 storeys in 3 or 4 towers, residents will enjoy the panoramic sight of the calming golf course scenery of the infamous Royal Selangor Golf Club and the captivating view of the landmark Petronas Twin Towers. At the podium levels, residents can look forward to a spectacular dining and shopping experience with exquisite restaurants and cafes and boutique retail outlets.

Aurora Tower @ KLCC (Redevelopment of Angkasaraya)
In 2008, Sunrise Bhd (now part of UEM Land) acquired the 30-year old Angkasaraya building opposite the Petronas Twin Towers. This will be a landmark redevelopment consisting of top-of-the-class residential homes and offices with some retail space. The plot ratio for the development has been raised to 9 to 10 times compared with 3 times before the acquisition.
Standing at 268 metres with 65 floors, the development will integrate 'Grade A' premium offices, a luxury hotel with over 200 five-star suites, over 280 high-end serviced residences, signature retail spaces and three sky levels offering a unique dining-recreational experience with a direct view of the Petronas Twin Towers. The project is designed by Ole Scheeren, who is the same mastermind of MahaNakhon in Bangkok and the New CCTV headquarters in Beijing.
W Kuala Lumpur, The Hotel and The Residences
In 2006, a 77-year old heritage mansion called Bok House was demolished despite several objections from the public. In November 2009, Dijaya Corporation Bhd acquired the site, and later appointed US-based Skidmore, Owings & Merrill (SOM) to design a luxury hotel and residences development.
In April 2011, it was announced that Dijaya Corporation Bhd will build a 50-storey hotel-cum-residential tower for Starwood's six-star W hotel brand. Works on the 150-room hotel and 350 units of serviced residences are expected to begin in early 2012 and completed in 2016.
Redevelopment of Lai Meng School, Jalan Ampang (proposed)
Magna Prima Bhd plans to build 50-storey twin towers comprising Grade A offices, hotel and serviced apartments valued at more than RM1.3 billion on the current site of Lai Meng Primary School on Jalan Ampang. Construction will start in 2014 after relocating the school to Bukit Jalil.

Lot TA3 and Lot TA4 (future development)
An integrated high-end commercial development by TA Global, consisting of two 50-storey towers located directly opposite the world-renowned Petronas Twin Towers and Suria KLCC. One of the towers will have a 6-star luxury hotel of 80 rooms at the top portion while the lower portion will house serviced residences. The other tower will comprise serviced residences with an upscale 2-level retail podium, which will be linked directly to the adjacent Menara TA One.

BSN or Bank Simpanan Nasional, is a savings bank institution. Since 2003, the savings bank has been entrusted by the government to manage micro credit schemes. In 2012, BSN will announce plans for development of its annexed carpark land and redevelopment plans for its existing headquarters in KLCC or relocate its offices to KL Sentral.

The Regent Hotel and Residences Kuala Lumpur (status: N/A)
The Regent Kuala Lumpur, together with the The Regent Residences Kuala Lumpur, an all-suite apartments designed by Sir Terence Conran from the 25th to 38th floor, will occupy a prime city centre location, at the forefront of the city's Golden Triangle address. The tower majestically stands atop the Avenue K shopping mall with breathtaking views of the iconic Petronas Twin Towers and the 50-acre KLCC Park, just 200 metres walking distance away.

Avenue K Rejuvenation and Makeover Plan (proposed)
In July 2011, Germany's Leica Camera AG opened its world's largest flagship store at Avenue K. Thereafter, British consultancy GP Studios has been approached to design and re-brand a new retail concept for Avenue K, a high-end shopping mall next to Suria KLCC. The new concept will reposition the mall for European brand outlets alongside a fusion of Malaysian elements. The interiors will use a lot of texture, warm finishes, brass and timber, with ‘different ambiences’ for each of the seven floors. The completion date for the project is set for autumn 2012.
Le Nouvel @ KLCC
It is an estimated RM1 billion residential project designed by Pritzker Prize winner and French architect Ateliers Jean Nouvel that will be built next to the Avenue K mall on Jalan Ampang. DNP Holdings Bhd, the Malaysian subsidiary of Singapore-based Wing Tai Asia is the developer for this project, which comprised of two residential towers with 49 and 43 floors of 197 high-end condominiums. It was reported that South Korea's Ssangyong Engineering & Construction had recently won the construction tender in 2011.
Wing Tai Malaysia or DNP Holdings is also the developer of Verticas Residences in Bukit Ceylon and is a clothing manufacturer and the franchise owner of G2000, Canali, Topshop, Topman, Dorothy Perkins, Miss Selfridge, Warehouse, Karen Millen, MaxStudio, Principles, Pumpkin Patch, Adidas and Nike retail stores in Malaysia.

Vertices Tower (proposed)
Vertices is a new 42-storey environmentally-responsive tower within KLCC. Comprising of office and convenience retail with a mid-level recreational sky garden and roof-top gallery and bar, the scheme presents a socio-economic response to increasing inner city migration and urban densification. Its intended location is adjacent to Public Bank Headquarters.

IB Tower
IB Tower, or simply known as "Ilham Baru", is a 60-storey, 274m skyscraper consisting of office and service apartments located close to KLCC. Construction began in April 2011 with the demolition of the former Kuala Lumpur City Corporation low-rise office building. Where the driven piles used to support the former low-rise building, the developer will now use drilled, bored piles to support the load of the newly developed tower. The project is co-designed by Foster + Partners and will be towering over Kuala Lumpur skyline in 2015.
Olympia Plaza (proposed)
Located on prime land at the corner of Jalan Ampang and Jalan Tun Razak, this proposed 50-storey tower will enhance Kuala Lumpur's magnificent skyline. The overall construction floor area (CFA) is approximately 1,085,748 sq ft. The project is intended to achieve Green Building Index (GBI) Gold Certification.
Binjai Tower [completing soon]
An ongoing 35-storey 'Grade A' green-rated office development near Ampang Park LRT station, between Nikko Hotel and G Tower Kuala Lumpur. This was previously the site of a clinic house owned by the late Dr Chua Boon Teck, who is a member of the wealthy Chua family that founded the Cycle & Carriage Group (which distributes Mercedes cars in Malaysia) and owned several historical establishments in Kuala Lumpur such as the Coliseum Cafe.
OSK Square and Refurbishment of Plaza OSK (proposed)
OSK Holdings Bhd via its property division plans to build a 60-storey mixed-used tower on a prime land located between Plaza OSK and Ampang Park at Jalan Ampang. Currently the Royal China Restaurant is occupying the site and will be demolished for the proposed development. Levels 1 to 23 are designated as office space to match the existing Plaza OSK. Both office towers are linked by a minimalist sky bridge on the uppermost office floors, which would facilitate inter-office interaction. The remaining levels are divided into serviced apartments (180 rooms) at intermediate levels and 6-star luxury hotel (200 rooms) on the highest floors of the building to maximise views.
G Tower Kuala Lumpur [completed]
Located at the crossroads of Jalan Tun Razak and Jalan Ampang, G Tower is one of Malaysia's first green-rated building (BCA Green Mark Gold Award). This new landmark comprised of 120,000 sqft of open office space, a 180-room five-star boutique hotel called "The G City Club Hotel Kuala Lumpur", 112 duplex corporate suites, stylish Executive Club and other recreational and business facilities.

The G City Club Hotel opened in March 2010 featuring Malaysia's first "all-club-room" hotel and a floating bridge skybar between the two towers offering bird's eye view of the city skyline. Halliburton, Petrofac, Subsea 7, Exact Software, Al Jazeera English, DPS Bristol and Kuwait Finance House Research are some of the tenants at the office block.

The Troika [completed]
The Troika is Malaysia's first globally-branded and most internationally awarded high-rise residential development. An architecture marvel by Foster + Partners, the three towers of 50, 44 and 38 storeys are interlinked by skylobby bridges at the 24th floor.

Most recently, The Troika won its most prestigious accolade - CNBC's The Best International High Rise Architecture, after being victorious in the 5-star Best High Rise Residential and 5-star Best Architectural 2008 categories at the CNBC Asia Pacific Property Awards.
The Avare [completed]
The recently completed Avare was designed by Hong Kong-based award-winning architects Robert N Kessler and David J Clarke. Its all-glass residential facade and butterfly-plan with only 2 units per floor is one of its kind in Kuala Lumpur.

Grand Hyatt Kuala Lumpur (Darussalam Tower) [completing soon]
A 42-storey mixed commercial block comprising a 17-storey full-service hotel, a 4-storey serviced apartment and a 13-storey office space with restaurants and meeting facilities. As for the hotel component, it will be designed by world-renowned architecture firm Wimberly, Allison Tong & Goo and managed by Global Hyatt Corporation. The 5-star hotel lobby will not be on the ground floor but on the highest floor of the light-gold-cladded building.

This project on Jalan Pinang is owned by Bahagia Investment Corporation, the Malaysian subsidiary of Brunei Investment Agency. Located directly next to the KL Convention Centre, it is not to be mistaken with the earlier Duta Hyatt complex which is still abandoned at the corner of Jalan Sultan Ismail and Jalan Ampang since the 1997 Asian economic crisis.

Impiana KLCC Hotel Extension Tower [completed]
The Phase 2 extension of the 5-star Impiana KLCC will see a 25-storey annexe hotel-cum-residences building, also featuring a host of club rooms, premium rooms and suites. The L-shaped building will be constructed on the rooftop of the existing 4-storey carpark podium. Sunway Holdings Bhd was awarded the contact for construction works from KLCC Holdings Sdn Bhd in April 2010.

Prestij Tower (Glomac Tower) [completed]
On what used to be KL's most popular hangout spot Rum Jungle, this prime land next to KLCC will make way for prime office space. This project is being developed by a joint venture between Glomac and Al Batha Real Estate from the United Arab Emirates. Interestingly, the yet-to-be-completed tower has already been sold to Kuwait Finance House Malaysia for RM577 million in late 2007.
The Triplets @ KLCC, Jalan P. Ramlee (proposed)
A proposed development of residential towers containing luxurious 'Microflats' as small as 270 sq ft. to larger options such as studio and loft. The ground-level podium may house numerous entertainment outlets whilst the sky podium contains common facilities. All in just 2 minutes walk to the Petronas Twin Towers.

Tradewinds Center (Redevelopment of Kompleks Antarabangsa) (proposed)
The Tradewinds Center explicitly seeks to establish itself in the international arena of great financial developments. The Tradewinds project offers Kuala Lumpur many exciting features that will enhance and expand the city's growing modern qualities, similar to Rockefeller Center for New York, Roppongi Hills for Tokyo or Pacific Place of Hong Kong.
The development will be vibrant and active at all times through its complex program mix. Its signature profile will greatly contribute to the overall composition of the city skyline. Redevelopment and Makeover of Hotel Equatorial (proposed)
Hotel Equatorial Kuala Lumpur will be torn down under an extreme makeover, reflecting rising competition among hotels as Malaysia's tourism industry grows. It could also mean that the 38-year-old hotel will be the fourth structure along the busy Jalan Sultan Ismail to be earmarked for rebuilding beginning from 2012.

Tradewinds Corporation Bhd, the owner of the famed 30-year old Hotel Istana located at the corner of Jalan Raja Chulan and Jalan Sultan Ismail, has been granted a development order for a redevelopment plan that would comprise service apartment towers.

Holiday Inn Express Bukit Bintang
InterContinental Hotels Group (IHG) had recently signed an agreement with RB Capital Group to establish and manage the first Holiday Inn Express hotel in Kuala Lumpur. The 200-room hotel will rise in one of KL's busiest retail and entertainment belts by 2015. The site is across from iconic developments such as Lot 10, Pavilion Kuala Lumpur and Starhill Gallery, next to where RB Capital owns Menara Genesis or 33 Jalan Sultan Ismail, a 26-storey tower housing HSBC Malaysia offices. The first two Holiday Inn Express hotels in Southeast Asia are set to open in Bangkok and at Clarke Quay in Singapore, both opening in early 2013.

Platinum Victory FACE Project
Located on a freehold commercial plot in Jalan Sultan Ismail adjacent to Renaissance Hotel, this is Platinum Victory's flagship City Centre mixed development with an estimated gross development value of RM2.5 billion. To be developed over three phases, the first will be a 51-storey luxury SoHo known as FACE Platinum Suites, Jalan Sultan Ismail, that will offer 733 fully-furnished units in 13 different layouts.
Phase two and three of the FACE Project will feature fully-furnished serviced apartments and an office-cum-high-end hotel, respectively.

Redevelopment of Former Bangunan MAS (proposed)
The new owner, Permodalan Nasional Bhd (PNB) intends to convert the 35-storey former Malaysia Airlines Building (previously occupied by flag carrier Malaysia Airlines System Bhd) in Jalan Sultan Ismail into a "Grade A++" international-class corporate office tower. The multi-level podium adjacent to it will be demolished to make way for a 50-storey Green Building Index-compliant international luxury hotel tower. The hotel has been rumoured to contain 700 rooms that will be Malaysia's largest highrise hotel, with a combined development value of RM1 billion or more.

SOHO Suites @ KLCC, Jalan Perak
Two connecting single block of 45 storeys of residential SoHo and office suites situated next to Wisma Hong Leong. The developer is currently developing Titiwangsa Sentral, besides ViPod Residences and Quadro Residences where both are located nearby to this project.
Bangkok Bank Tower & The Ritz-Carlton Residences @ Berjaya Central Park
Berjaya Central Park at Jalan Sultan Ismail comprised of two 48-storey towers with a total of 800 luxury residential and office units that will reflect the elegance and luxury that characterize the "Ritz-Carlton" brand. It will be built beside the Concorde Hotel and Hard Rock Cafe, and opposite KL's Renaissance Hotel. The project was relaunched in 2010 and then again in 2011, to replace the RM700 million Berjaya Central Park, which was stalled since 2005. Work is expected to resume in 3Q 2011. In December 2011, it was announced that Thailand's largest commercial bank, Bangkok Bank will establish its headquarters here.
Mulpha Tower, Jalan Sultan Ismail (future development)
Mulpha Tower is a 30-storey Grade A office tower situated along Jalan Sultan Ismail (opposite Shangri-La Hotel) with an estimated lettable area of 270,000 square feet. Designed by the renowned New York architects Kohn Pedersen Fox Associates (KPF), who designed the Bishopsgate Tower in London, the Shanghai World Financial Centre, the International Commerce Centre in Hong Kong and Roppongi Hills Mori Tower in Tokyo. It will be the first Kohn Pedersen Fox building in Malaysia.
St. Mary Residences Kuala Lumpur [completing soon]
This is the former site of St. Mary's, a public all-girl secondary school established since the early 20th century. It has since been relocated to Selayang to make way for this joint venture between E&O Group and the Lion Group, that will see 3 contemporary residential towers with a street-fronting retail component at the central podium.

St. Mary introduces Manhattan-style metro living. A truly world-class living that draws its inspiration from a great city. It is a lifestyle that thrives on the energy of urban streets, eclectic concoction of colours, and the pulse of a fast-rising metropolis in motion.

Hap Seng Tower 2
Immediately adjacent to E&O's St. Mary residential development is 1.15 acres on Jalan Tengah, off Jalan P. Ramlee that was formerly owned by the E&O Group. In December 2009, Hap Seng Consolidated Bhd acquired the land and commenced construction of a 35-storey office tower with a connection to its headquarters Menara Hap Seng, located just next door.

YNH Tower (proposed)
This is a planned RM2.1 billion iconic development which has been delayed over many years. YNH had originally tied up with Singapore's CapitaLand Ltd for the project. The two companies signed an MoU in December 2006 to jointly develop Menara YNH but the MoU was terminated in June 2007. Then in January 2008, YNH announced that it would sell half of then Foster-designed 45-storey Menara YNH to Kuwait Finance House (KFH) for RM920 million. KFH was supposed to take up half of the building with the rest to be sold to other buyers. YNH would have received RM1.84 billion in total proceeds, but in December 2009, the KFH sale fell through due to the global financial crisis.
The property is one of the last piece of 3-acre land in the commercial business district with a wide frontage of 320 ft along Jalan Sultan Ismail. With this in mind, Menara YNH would be now launched in 3 different components — starting with the retail portion, followed by the serviced apartments and offices.

Plaza Atrium, Lorong P. Ramlee
The building is currently undergoing structural demolition for redevelopment. The approved plan include redevelopment of the former 23-storey Plaza Atrium into serviced apartments adjoined with development of a new 34-storey office tower block.
Fraser Place Kuala Lumpur (and 163 Residence) [completed]
This will be the first serviced apartments to be managed by Frasers Hospitality, the hospitality arm of Singapore-listed Fraser & Neave, in Kuala Lumpur. Fraser Place occupies the 9th to 30th floors, which comprise 216 spacious and modern studios, smart one- and two-bedroom serviced residences, as well as chic penthouses with breathtaking views.

Bank Islam Tower (formerly MAIWP Wakaf Tower) [completed]
An ongoing 34-storey office tower development on Jalan Perak for the Malaysian pilgrimage fund board, Lembaga Tabung Haji. The tower could served as Bank Islam Malaysia's future headquarters.
Makeover of Life Centre and KL Live Concert Hall [completed]
Life Centre is going through a major makeover. Once completed, it will be positioned as a unique 24-hour F&B and entertainment mall right in the heart of the city centre. The dual frontage complex will host a specially-built concert hall "KL LIVE" and several dining and entertainment outlets such as The Library, Munakata Japanese Restaurant and Overtime Microbrewery.
Public Mutual Tower
A 40-storey office building for Public Bank's subsidiary, Public Mutual Bhd on Jalan Raja Chulan. Public Mutual is Malaysia's largest private unit trust company managing funds of over RM34 billion for more than 2 million accountholders. The project is expected to start by the end of 2010.

Parkview Phase 2 @ Cecil Chao Centre (proposed)
Following the completion of Parkview Serviced Suites, Hong Kong-based developer Cheuk Nang has proposed to construct a second phase which will include two 50-storey towers and a multi-level retail podium.

Summer Suites & Summer VOS @ Menara Solaris Kuala Lumpur
Sunrise Bhd (a member of UEM Land), one of Malaysia's most reputable highrise developer will embark on its first KLCC development comprising two 36-storey towers adjacent to the Cendana and Renaissance Hotel on Jalan Sultan Ismail. Launched in January 2011, Tower A offers a concept termed as SoVo - small office, versatile office that are flexible, expandable and designed for maximum functionality. To be launched in 2012, Tower B will be somewhat similar to Tower A and will offer Versatile Office Suites (VOS). The project is slated to begin in 2H 2011.

Sunway Tower KL 1 (future development)
In May 2007, Sunway City Group acquired the 27-storey Wisma Denmark, which was later renamed as Sunway Tower; and an adjacent vacant land that Sunway City Bhd intends to develop a 30-storey office tower with a value of RM230 million. Development will start in 2012 and a possible injection into Sunway Real Estate Investment Trust once the project is completed.
Crest Jalan Sultan Ismail
A development of 44 floors of luxury residences and 26 floors of Grade A modern office suites, with retail outlets on the ground floor. It is enviably located behind Renaissance Hotel, only a short distance from KLCC and entertainment hubs of Jalan Sultan Ismail, Jalan P. Ramlee and the nightclubs of Asian Heritage Row.
Fraser Residence Kuala Lumpur (188 Suites Service Apartment)
The 446-unit serviced residence development is the second Golden Triangle venture to be announced by Singapore-based Frasers Hospitality. Comprising two towers of one and two-bedroom serviced apartments, it will be built next to Renaissance Hotel, and is close to two LRT stations and surrounded by entertainment outlets, tourist attractions and corporate offices.
One Residency and Parkroyal Serviced Suites [completed]
Off Jalan Raja Chulan, One Residency was developed by Lion Group. The North Tower offices will be occupied by Lion Group whilst the South Tower will become Parkroyal Serviced Suites, which was opened in October 2010.

Vision City Kuala Lumpur Phase 2 (aka Quill 15 or Bandar Wawasan)
Quill Group is planning to revive the partially abandoned Phase II of Vision City, situated right in the heart of KL business district. The revival scheme includes the completion of a 6-level upper-middle segment lifestyle "green" mall that will differentiate itself with its peers such as Suria KLCC and Pavilion KL, the development of a new 36-storey serviced apartment tower and a 40-storey office tower.

Revival of the Former Grand Hyatt Duta Hotel (proposed)
A 52-storey mixed development consisting of Malaysia's first syariah-compliant 5-star hotel has been rumoured to revive the abandoned former Grand Hyatt Duta at the intersection of Jalan Sultan Ismail and Jalan Ampang. This prime development located directly across Renaissance Hotel and next to the Sunway Tower (previously Wisma Denmark) was previously slated for the opening of the 5-star Hyatt hotel. However, construction was stalled mid-way at the 29th floor and left unattended ever since the 1998 Asian economic crisis.
Dang Wangi Towers (proposed)
Set within a tower above the Dang Wangi light rail transit (LRT) station, the carbon footprint of this residential development is minimised through a number of sustainable features such as energy conservation innovations. In November 2011, Bernama reported that UDA Holdings Bhd has sent a proposal paper to Syarikat Prasarana Bhd (SPNB) to jointly develop a 11,008 sq m land around the Dang Wangi station.

UDA Holdings Bhd's long term plans include developing this landbank into several commercial towers and a serviced apartment (Anggun, Jalan Sultan Ismail). To begin with is a new addition to Jalan Sultan Ismail's skyline - a contemporary-looking residential tower with 38 floors next to the Sheraton Imperial Kuala Lumpur. It has been designed to maximize views towards the green areas of Bukit Nanas and the iconic Twin Towers. In July 2011, however, the land was proposed to be sold to another developer Nadayu Properties Bhd (formerly known as Mutiara Goodyear Development Bhd), but the deal was later terminated.

Banyan Tree Signatures Pavilion Kuala Lumpur
Banyan Tree Residences will be built at the site of the former MISC Building at Jalan Conlay, which was last used as The University of Nottingham Malaysia Campus between 2000 and 2005. The 55-storey single tower is a mixed development consisting of 441 units of private residences, 51 units of service residences and 50 luxury suites that will be managed by Banyan Tree Hotels & Resorts.
The development will be linked to Pavilion KL shopping mall via a private pedestrian bridge, and the tower itself would boost facilities such as a skybar and a sky-restaurant at the tower roof top, and the signature Banyan Tree Gallery and Spa.
Bolton-UM Land's Jalan Mayang Project (proposed)
The RM1.8 billion triple towers project has been made known for a couple of years. Initially it was a joint venture between Singapore's Capitaland and it's Malaysian affiliate UM Land Bhd, as well as local developer Bolton Bhd. UOL Group's Conlay Condominiums
Singapore's property major UOL Group has an upcoming project on Jalan Conlay. This comes after the launch of Panorama, the company's first foray into the KL property scene. Work is expected to start in 3Q 2011.

Conceived as a refuge from the hustle and bustle of city life in Kuala Lumpur, Conlay Condominium comprises three 38-storey residential towers which are arranged to face the iconic Petronas Towers. Malaysian Resources Corp Bhd (MRCB), the developer of multi-billion KL Sentral, plans to develop a luxurious 34-storey high-rise project with an estimated gross development value of RM300 million in Jalan Kia Peng. The project, slated to be developed over three years, would be set alongside established, luxurious service residences within the harmonious international neighbourhood of the KLCC.

Ireka Corporation Bhd, together with affiliate Aseana Properties Ltd is targeting to launch by end of 2012 a high-end residential project in Jalan Kia Peng in the vicinity of KLCC after acquiring the prime land from parties related to the family of tycoon Tan Sri Robert Kuok in December 2009. The site was previously occupied by a bungalow that housed the Top Hat Restaurant.
Holiday Villa Kuala Lumpur City Centre
Located in Jalan Mayang in the heart of KL with a development cost of RM95 million, the 4-star, 203-room Holiday Villa KLCC spans 26 storeys. In line with plans to attract medical tourists, the hotel will have a wellness and hydro-therapy centre, disabled-friendly facilities as well as a health spa. Healthy organic food will be served. It is also targeting business travellers hence all rooms will feature a "bedroom and boardroom" concept. These hotel rooms can be converted to meeting rooms using a design which allows guests to fold their beds into the wall.
3 Stonor (design competition winner)
May well be Pertubuhan Arkitek Malaysia's, the nation's architect professional body, future headquarters. The design breaks the expected conventions for a tower, and is an exciting and innovative proposition. The design takes considerable risk but fulfils the requirements of the brief to have design excellence, potentially achieves the required green rating, as well as addresses economic viability.

Tan & Tan Developments was previously granted an approval for a 30-storey condominium block, however, the project design and planning are still currently in progress with the earliest possible launch at the end of 2012.

After several false starts, there are some signs that plans to redevelop the 110-year old predominantly Malay reserve land could finally come to fruition. The masterplan calls for a urban regeneration of Kampung Baru to be at par or better than that of Kuala Lumpur's current Golden Triangle area. The redevelopment model aims to turn Kampung Baru into an international commercial-cum-cultural hub with Malay architectural features to retain the Malay history and heritage.

NAZA TTDI (part of NAZA Group) plans to launch its Semarak Avenue mixed-development at Jalan Semarak in 3Q2012. It was reported earlier that the project has a gross development value of RM1 billion and will comprise 1,625 housing and commercial units built over a 14-acre tract of land.
VERVE Suites KLCC (proposed)
Al Batha Bukit Kiara Holdings will soon have a presence in the Kuala Lumpur City Centre. VERVE Suites KLCC at Jalan Tun Razak is designed as a luxury serviced apartment project with only 170 units of fully furnished designer suites in two sleek towers. Tamansari Riverside Garden City (future development)
A group of Australian and Malaysian firms are planning to redevelop the riverside precinct of what was the former site of Pekeliling flats along Jalan Tun Razak.
The multi-billion urban-regeneration project is backed by Australian banking group Macquarie and Australian builder Leighton Group. The project will cover 22.3 hectares (58 acres) and spread over 21 parcels, featuring a centrepiece RM1.1 billion 60-storey fully-revolving tower, office towers, serviced apartments, hotels, malls, a medical centre, a transportation plaza and public housing.

The Keys (Parcel K), Tamansari's first phase is an integrated development with three residential towers, two office towers, private skyhome residences, 170,000 sq ft of retail space and future pedestrian connections to the "TitiTransit" and "CityWalk". Situated near the riverbank is Parcel M that will contain Southeast Asia's first revolving tower.

Mah Sing Group Bhd said on August 2, 2011 that it would team up with Asie Sdn Bhd to jointly develop about 4.08 acres of prime land along Jalan Tun Razak-Jalan Pahang here which is part of the Tamansari urban regeneration project. The niche development — M Sentral @ KL City North — has an estimated gross development value of approximately RM900 million. However by late 2011, Mah Sing has filed legal action against Asie in regards to a dispute of agreement.

FELCRA Tower, Jalan Semarak
The Federal Land Consolidation and Rehabilitation Authority Headquarters, or rather FELCRA Tower is a corporate expression of one of Malaysia's government-linked companies dealing with the economic wellbeing of stake holders to the plantation industry of Malaysia, including palm oil and rubber. The design of the tower targets an accreditation for a GBI rating, thus lending itself heavily on sustainable features.

8. Dataran Perdana - Kuala Lumpur International Financial District (KLIFD)

1 Malaysia Financial Centre
Mubadala, an investment firm owned by Abu Dhabi's government signed an agreement with 1 Malaysia Development Board (1MDB) to jointly develop a 34 hectare site as Kuala Lumpur's new integrated financial district. The RM26 billion (approx. US$8.1 billion) project will be built off Jalan Tun Razak, near Bulatan Pandan stretched to the area behind Berjaya Times Square. It is amongst several planned urban centres within Greater KL under the National Key Economic Area (NKEA) initiative. Before KLIFD, the site was earmarked for a development known as Dataran Perdana, which is synonymous with Pudu's Pasarakyat Bus Terminal.

According to 1MDB's website, the masterplan competition held in early-2011 attracted some of the world’s best architects. They include Foster + Partners, Sasaki, BDP, Machado and Silvetti Associates, Broadway Malyan, Atkins, Cox Richardson, Adrian Smith + Gordon Gill, Nikken Sekkei Ltd and OMA. Earlier in 2011, it was reported in the media that if everything goes well, KLIFD may groundbreak as early as the first quarter of 2012.
In August 2011, Boston-based Machado and Silvetti Associates was announced as the lead masterplanner. The entirely compact built environment, which would include a 80-storey office tower, about two dozen skyscrapers and a large retail mall, is slated to be completed by the next two decades with its first phase operational by 2016 — the same year that the MY Rapid Transit Sg. Buloh-Kajang Line is slated to commence operations.

Warisan Merdeka (The Heritage of Independence)
Permodalan Nasional Bhd (PNB), Malaysia's state-owned fund management company, plans to develop its 7.2ha land surrounding Merdeka Stadium and Stadium Negara into a cultural-themed international destination of Malaysia. Both historical stadiums will also be restored for sporting activities, cultural and public events. Before Warisan Merdeka was announced in Budget 2011 (Oct 2010), the site was initially conceptualised for developments such as those known as Tiara Merdeka and Merdeka Park.
In October 2010, PNB announced that it will built a 118-storey environmental-friendly mixed commercial tower, that could easily dethroned Malaysia's tallest building — the Petronas Twin Towers by 2015. The overall Warisan Merdeka development will cost over RM5 billion, that will also include condominiums and a shopping mall. At this juncture, PNB is seriously looking into building a world-class landmark destination, somewhat similar to KL City Centre (KLCC), that will complement and blend with the surrounding herritage theme.

Plaza Rakyat (abandoned, pending revival scheme)
Translated to English as the People's Plaza, this former megaproject was originally designed by US firm Skidmore, Owings & Merrill LLP (SOM). It was to comprise a 79-storey office tower, a 46-storey condominium, a 24-storey hotel, a 7-storey shopping mall and a transportation hub that will replaced the existing Puduraya bus depot.
If completed, Plaza Rakyat will host Kuala Lumpur's second tallest tower. However, the project, which commenced construction was stalled ever since the Asian financial crisis in 1997 and remained abandoned as at March 2010.

The New YTL World Headquarters and YTL Residences (future development)
Designed by London-based Foster + Partners, this future project consists of mixed use of office, residential and retail. The concept itself is to react to tropical climate by configuring the offices and serviced apartments to face north and south, and creating mountain climate in the podium. YTL Corporation Bhd is looking at launching the serviced residences and hotel components in 2012 or 2013.

In June 2010, Gamuda Land acquired a 2.94-acre of freehold commercial land in the heart of Kuala Lumpur for a mixed development with an estimated gross development value of RM600 million. The plot is located at the intersection of Jalan Pudu and Jalan Robertson. Both tower blocks will be 45 and 40 storeys. It is Gamuda Land's first high-rise project in Kuala Lumpur CBD.

Bukit Bintang City Centre (Redevelopment of Pudu Jail)
UDA Holdings Bhd has big plans to transform the 115-year old former Pudu Prison as well as an adjacent field into a commercial hub at the heart of Kuala Lumpur's shopping district Bukit Bintang. The 8.6ha redevelopment would be carried out in six phases over 10 years. The redevelopment components would include a shopping mall, offices, hotels, apartments, a transit centre and recreational centres. Construction is expected to commence by late 2012 with completion in 2018.
A revised planning for the development is currently underway and it was reported in October 2011 that China's Everbright International Construction Ltd's US$1 billion proposal was rejected after a shortlisting process by the owner UDA Holdings Bhd. In June 2010, parts of the famous Pudu Prison wall mural were demolished after the owner handed over a portion of the site for a road expansion and tunnel project to ease traffic congestion in the area.

Makeover and Extension of Starhill Gallery [completed]
YTL is bringing a new shopping experience to Kuala Lumpur. Starhill Gallery is one of KL’s destination shopping malls featuring an extraordinary array of luxury shops and fine dining restaurants. Fahrenheit 88 (Refurbishment of Former KL Plaza) [completed]

Pavilion Mall Extension and Tower (formerly Millennium Residence)
In conjunction with the floatation of Pavilion REIT on the Malaysian stock exchange in December 2011, the REIT cited in its prospectus an exciting retail expansion plan for its Pavilion KL mall. Back in September 2010, it was reported that the former Millennium Residence site was sold to Urusharta Cemerlang, whose parent company owns the Pavilion KL shopping mall, at a record price of RM7,209 per square foot.
Prior to the above mentioned transaction was an initiative known as the Millennium Residence. Standing elegantly opposite the entrance of Pavilion KL and next to the Grand Millennium Hotel (formerly The Regent by Four Seasons), the Millennium Residence was conceptually planned by City Developments Ltd, owned by Singapore tycoon Kwek Leng Beng. The 42-storey high-end condominum would have an additional 15-storey crown to form a unique pinnacle.

The convex golden glass and steel structure was designed by world renowned architect, Carlos A. Ott, whose work includes Opera de la Bastille in Paris, the National Bank of Dubai in the United Arab Emirates and One Shenton luxury apartments in Singapore.

Raffles Kuala Lumpur (status: N/A)

NAS Pavilion (abandoned, pending revival scheme)
In 2004, a private company wanted to revive the former abandoned mixed development called CN Gallery and changed its name to NAS Pavilion. According to the signboard that still stands outside the hoarded site, there are 4 building blocks for this project — Block A comprises a 29-storey service apartment, Block B a 31-storey service apartment, Block C a 22-storey service apartment, five floors of shopping podium and six basement floors. However, this too failed to take off and the developer went into liquidation.
In 2009, another developer had applied for a mixed commercial development comprising five blocks - one 25-storey block of service apartments, one 29-storey block of service apartments, one 23-storey office block, two 22-storey blocks of ‘condotel’, a five-storey shopping podium and four basement floors.

KL Contingent Police Headquarters, Jalan Hang Tuah [completed]
A new office building was required as the extension of the existing Kuala Lumpur Police Department. The site is located on a 5-acre land in the Golden Triangle at the junction of Jalan Hang Tuah and Jalan Pudu. The glassy building was purposely positioned perpendicular to Jalan Bukit Bintang.
Worldwide Tower [completed]
A 27-storey Green Building Index-certified office tower with a large podium located on Jalan Bukit Bintang. It was developed by Worldwide Holdings Bhd, now an outfit of Perbadanan Kemajuan Negeri Selangor (PKNS). Menara Worldwide's selling point is that it combines the latest technology in integrated building intelligence with a spacious ultra-modern design and a grand lobby entrance for corporate reputation.

The Royale Chulan Hotel [completed]
Five-star Royale Chulan features authentic Malay architecture in two midrise towers. Its architecture outside and inside truly showcase a gracious Malaysian hospitality and will certainly become one of the city’s hotel of choice when it opens in March 2009.

Taragon Puteri [completed]
Formerly the abandoned Menara Li-Fung, the new Taragon Puteri has been revived to include serviced residences, retail space and an upcoming 4-star hospitality wing, initially to be managed Rendezvous Hotels. Then, it was reported in August 2010 that Sydney-based StayWell Hospitality Group will manage the hotel – being the 445-room Park Regis Hotel Kuala Lumpur. Subsequently, in May 2011, it was reported that the management of Singapore-based Furama Hotels International has bought over the building with an intention to open a new flagship hotel here.

348 Sentral (Shell Tower) and The Ascott Sentral Kuala Lumpur
348 Sentral is Malaysia's first LEED green-rated highrise development. The RM850 million project will feature a 33-storey office tower and a 21-storey residential tower sitting on a 5-storey podium. Oil and gas heavyweight Royal Dutch Shell will anchor the 33-storey office tower, whilst The Ascott Group will manage the service residences.
Lot G (Parcel A and B): Nu Sentral
MRCB and Pelaburan Hartanah Bumiputera Bhd (PHBB) has formed a joint venture to develop Nu Sentral, consisting of a 7-storey shopping mall and a 27-storey landmark LEED-rated office tower. Above the mall will be a 2-acre skypark, leisure space for concerts, a large bowling centre and a 11-screen cineplex. This integrated development fulfills the "Live, Work and Play" concept of Kuala Lumpur Sentral.

Nu Sentral will officially become Kuala Lumpur's first "green" shopping mall by 2012. Designed in compliance with Singapore's BCA Green Mark and Malaysia's first Green Building Index certifications, Nu Sentral promises to combine connectivity, convenience and convergence to the discerning urbanites. Nu Sentral has signed up Parkson and Golden Screen Cinemas as anchor tenants and mini anchors such as Wangsa Bowl, AmpSquare and MPH Bookstore.

Lot G (Parcel C and D): Hotel and office towers by MRCB and Aseana
Starwood's aloft Kuala Lumpur and two adjoining office towers will be developed to complement the earlier phases of KL Sentral. Both office towers were pre-sold on en-bloc basis to Hana Daol Fund Management, the real estate arm of South Korea's Hana Financial Group. London-listed Aseana Properties Ltd is controlled by local developer Ireka Corporation, while MRCB is the master developer of KL Sentral.

Lot J (Parcels A-D): Mercu UEM, MIDA, Quill 7 and SSM Towers [completed]
Four office towers were developed on Lot J housing the respective headquarters of: (a) United Engineers Malaysia (UEM), a leading Malaysian infrastructure conglomerate; (b) Malaysian Industrial Development Authority (MIDA); (c) Quill Capita Trust, a major landowner and developer; and the (4) Companies Commission of Malaysia (SSM). The towers have also managed to garner support from British Petroleum, Nokia Siemens Networks, Navis Capital, Perbadanan Insurans Deposit Malaysia and telecommunication tenants Maxis and Axiata.

Bank Rakyat Twin Towers
The Bank Rakyat Twin Towers, one of 32 storeys and the other of 38 storeys, will be built on a 3.8-acre piece of land located at Jalan Travers, directly across from Mercu UEM and the KL Sentral Station. When completed, Bank Rakyat, the nation's largest cooperative bank will occupy the main tower, using it as its new headquarters.

MRCB's Jalan Tun Sambanthan Project (future development)
In July 2011, Malaysian Resources Corporation Bhd (MRCB) had entered into a privatisation deal with the Government for upgrading and beautification works of Little India in Brickfields and relocation of government quarters. In return MRCB will receive two parcels of prime land at the intersection of Lorong Chan Ah Tong and Jalan Tun Sambanthan with a potential RM1 billion in gross development value.

Dua Sentral [completed]
Overlooking Kuala Lumpur's evolving skyline, the 'dua' or 'two' towers of Dua Sentral encompasses a modern 35-storey office skyscraper in one and a 33-storey hotel with residential suites in the other. Countdown 2020 Arena & Amphitheatre (proposed)
A new civic place for Kuala Lumpur consisting of a countdown pool, amphitheatre, the Merdeka Arena and KL Urban Park, which is to be built on the grounds of the existing Dataran Merdeka. The "Professional" proposal envisioned "river-touching" elements of another project - the River of Life, which is to bring people closer to the river.
Kompleks Kerja Raya 2 (Public Works Tower)
A 38-storey tower and a 7-storey annexe podium for the Public Works Department, or Jabatan Kerja Raya. The project is currently under-construction at Jalan Sultan Salahuddin.
The New Majestic Hotel Kuala Lumpur
YTL Hotels is to build the RM250 million luxury Majestic Hotel on a 3.2 acre site on Jalan Hishamuddin. The Majestic will feature 2 buildings, the original and fully restored five-storey building and an all-new 15-storey block, for a total 320 rooms and suites, full-service restaurants, meeting rooms and a ballroom.
New Tradewinds Tower and refurbishment of Menara Tun Razak (proposed)
Tradewinds Corporation Bhd will spend 450 million ringgit to refurbish the 29-year old 34-storey Menara Tun Razak (MTR) as well as construction of a brand new 40 storey office tower on top of a 5 storey elevated podium car park and 2 levels of basement car park at the existing land just beside MTR. Tradewinds has just received the approval for the new office block and will start developing the 5-star office building later in 2011.
The overall expression of the façade design shall be contemporary and predominantly adopting glass and aluminium curtain wall system. The building is expected to be completed by 2014.
Menara Bumiputra-Commerce (CIMB Bank Headquarters) [completed]
The 39-storey iconic building will be the new national headquarters for Malaysia's second largest lender, CIMB Bank (formerly Bumiputera-Commerce). The concept of the building is taken from the Heliconia Caribaea plant. The Jalan Raja Laut tower will ultimately house the retail banking operations of CIMB Group under one roof.

Bumiputera Square Parcel 2 and 3 (proposed)
A proposed development on several pieces of land around Jalan Raja Laut and Lorong Gombak. Three new buildings would be constructed: a serviced apartment block (Parcel 2); an office tower and a 4-storey podium; and a 17-storey building located next to Menara Tradewinds (Parcel 3). A new pedestrian boulevard will connect the overall development with four existing buildings - Menara Commerce, Menara United Overseas Bank (UOB), Bangunan KWSP and Menara Tun Razak (Tradewinds). The redevelopment of the land on which the pre-war government quarters sit in Jalan Cochrane located in the north of Cheras is set to begin when the civil servants living there move out by June 2011. The area available for redevelopment is believed to total over 60 acres divided into two parcels — a 36 acre tract near Kampung Pandan and acres near Jalan Peel.
The talk is that global home furnishing store IKEA is planning to set up its second Malaysian store here. IKEA's franchise owner Ikano Corp may purchase about 11 acres for a new store and additionally may take up another 12 to 15 acres for the development of an integrated shopping complex on a joint venture basis. The integrated shopping complex will have apartments and hotels and be located above the proposed underground MRT station in Jalan Shelly. Further, Lembaga Tabung Angkatan Tentera or LTAT will build 15 to 20 storey apartments for government servants in Jalan Cochrane worth up to RM200 million.

Come the end of 2010, shoppers in the Klang Valley can look forward to another lifestyle home and entertainment shopping centre christened Viva Homes. Aimed at rejuvenating the Jalan Loke Yew area in Cheras, the mall is a redevelopment of the old Plaza Uncang Emas UE3 commercial building into a two-phase mixed development.

S P Setia's 1NIH land on Jalan Bangsar (future development)
Leading property developer S P Setia Bhd is looking to create a cultural hub, alongside with other developments on land in Bangsar that currently houses five National Institute of Health agencies.
